Pre-construction & new developments

Research the project.
Understand the contract.

Pre-construction representation for end users and investors who want builder, deposit, closing-cost and exit assumptions examined before commitment.

The decision

A floor plan is not the complete obligation.

Deposit timing, adjustments, interim occupancy, maintenance, assignment, HST, delivery uncertainty and resale alternatives can materially affect fit.

The approach

Separate marketing material from decision evidence.

Zechariah organizes the project and market questions, compares the purchase with available alternatives and insists on independent legal and tax advice where required.

The process

Four stages.
One clear line of sight.

The details change with the mandate. The discipline does not.

  1. 01

    Understand

Clarify the objective, constraints, timing and decision criteria.

  2. 02

    Analyze

Examine the property, market evidence, material assumptions and risks.

  3. 03

    Position

Build the acquisition, disposition or negotiation strategy around the evidence.

  4. 04

    Execute

Coordinate communication, documentation and qualified advisers through completion.

No manufactured urgency

No false countdowns. No guaranteed appreciation.

Projects appear only through approved sources and the decision is framed around current information, contract terms and client objectives.

Good questions first

Clarity before
commitment.

Builder timelines, incentives, availability and contract terms may change. Legal review, HST, tax, financing and assignment questions require the appropriate qualified professionals. No appreciation, rental income or return is guaranteed.

Do you display every available project?

No. Projects are displayed only when permission, current source data and required brokerage disclosure are in place.

Why is legal review important?

Pre-construction agreements can include material adjustment, occupancy, assignment and closing provisions. An Ontario real-estate lawyer should review the agreement within the applicable period.
