GTA inventory tightened again while prices held broadly steady
The GTA remained balanced but increasingly supply-sensitive in August. Sales were down 2.1% year over year, while new listings fell 14.1% and active listings fell 11.3%. Prices were still lower than a year earlier and total market exposure lengthened, so leverage remains property-specific rather than uniformly favouring either side.
August brought materially fewer listings than a year earlier, slightly fewer sales and longer market exposure. The result is still negotiation-sensitive, but shrinking choice is the clearest risk to buyers who wait.
July data showed fewer new listings and firmer month-over-month activity, while price and exposure metrics continued to reward careful negotiation and precise pricing.
