Average and median price
Average price adds every sale and divides by the number of transactions. A small number of high-value sales can move it. Median price is the middle transaction after prices are ordered and is less sensitive to extremes.
Neither measure replaces a comparable-sale analysis for a specific property.
Listing days and property days
Listing days on market generally relate to the current listing. Property days on market can capture a broader period that includes relisting. A property that appears new may have a longer negotiating history.
- Review terminated and relisted history.
- Ask whether price changes altered the buyer pool.
- Compare market time with similar homes that actually sold.
What to do with the distinction
Buyers can use total exposure to frame questions about motivation and pricing. Sellers can use it to understand why the first launch and price position matter.
