Start with the relationship, not one number
Active listings describe choice at a point in time. Months of inventory relates that supply to the current sales pace. The sales-to-new-listings ratio adds another view of how quickly new supply is being absorbed.
No single measure decides whether the market favours every buyer or seller. A well-priced family home in a low-supply pocket can behave very differently from the all-TRREB average.
Check whether the mix changed
Average and median prices can move because a different mix of homes sold. Before calling a monthly change appreciation or decline, compare property types, price bands and geographies.
- Compare year over year and seasonally adjusted month over month where available.
- Review benchmark, average and median measures together.
- Confirm whether new-listing and active-listing definitions changed.
Turn the data into a property decision
For buyers, inventory becomes useful when it improves comparison and negotiation options. For sellers, it shows the alternatives a buyer will see at the same price. The final analysis should be a live competitive set, not a headline.
