Weekly GTA Brief — September 6, 2026
Tighter August listing supply, longer market exposure and an unchanged Bank of Canada policy rate.
September 6, 2026August remained negotiation-sensitive, but the supply picture tightened. Sales were only slightly lower than a year earlier, while new and active listings fell much more sharply. Prices remained below last year and total market exposure lengthened.
Three important developments
August listing supply tightened
TRREB reported 5,057 sales, 12,075 new listings and 24,482 active listings. New listings fell 14.1% year over year, compared with a 2.1% decline in sales.

The Bank of Canada held on September 2 and identified stronger growth alongside elevated inflation and trade uncertainty. The next scheduled decision is October 28.

The guideline applies to most covered tenancies, while unit history, exemptions and notice requirements remain central.

Buyers can still compare and negotiate where exposure is longer, but declining listing supply may reduce choice in stronger submarkets. Use a current lender quote and property-level evidence.
Seller implication
Reduced competition may help well-positioned listings, but longer total market time means preparation and initial pricing still matter more than the GTA headline.
Mortgage or policy watch
The Bank of Canada's next scheduled rate announcement is October 28, 2026. Mortgage products and qualification should be confirmed with a licensed mortgage professional.
Review well-located resale properties with longer total exposure before assuming that tighter supply has removed all negotiating room.
